About
The short version
I'm Chris Sava. I arrange debt for real estate developers and investors — construction, bridge, conversion, and rental — with the heaviest concentration in Massachusetts and New England, and deals placed across the country.
I founded Hub Financing in 2019. Before that I sold merchant services out of college with a philosophy degree and no plan, and built a book of 400+ small business clients by doing the unglamorous thing: answering the phone, showing up, and telling people the truth when the answer was no. That's still the whole model.
Why I only do real estate now
I used to place business debt too — SBA, equipment, working capital. I stopped, because being adequate at eight things is worth less to a developer than being genuinely good at one.
Real estate debt is a knowledge business. Knowing that one bridge lender will fund a condo conversion through master deed recording and another won't. Knowing which construction shop funds draws in three days and which takes fifteen. Knowing which DSCR program counts actual short-term rental revenue instead of long-term market rent. That knowledge is only worth something if you're in the market every day.
So that's where I am every day.
Why this exists
The pattern got obvious fast. Good operators with real deals were getting turned down — not because the deal was bad, but because they were pitching institutions structurally incapable of saying yes. A community bank can't underwrite a ground-up spec build for a sponsor with two completed projects. That's not a knock on the bank. It's just not their product.
Meanwhile there's an entire private and alternative lending market — debt funds, bridge lenders, specialty shops, agency executions — funding exactly those deals every day. But you have to know which ones, and you have to know how to package a file so it survives credit committee.
That's the job. I sit between the sponsor and the capital and make sure the right file gets to the right desk.
How I actually work
I underwrite before I place. Your submission goes out with a track record, REO schedule, personal financial statement, sources and uses, and construction budget already built to that lender's format. Deals with clean packages get better terms. Every time.
I'll tell you no. If your deal doesn't work, you hear it on the first call. I'd rather lose a fee than waste six weeks of your time and have nothing to show for it.
I don't shop your file around. Two or three targeted submissions to lenders who fund your profile — not a mass email that gives your deal a reputation before it gets a term sheet.
I stay on it through closing. Appraisal, title, insurance, entity docs, draw schedule. When underwriting comes back with eleven conditions the week of closing, I'm the one clearing them.
Where I'm strongest
Massachusetts and New England, deeply — Boston, Cambridge, Somerville, Medford, the North Shore, the Cape and islands. Condo conversion and MGL 183A. Massachusetts LLC formation and operating agreements. Chapter 40B. Local zoning and the specific municipalities that will cost you three months if you don't plan for them.
Outside New England: subdivisions in Texas and Oregon, opportunity zone multifamily in Arizona, ski condo projects in Maine. The deal type matters more than the zip code.
