  • When the timeline is the whole deal.

    A seller wants a 21-day close. A partner needs to be bought out. A note matures in six weeks. A building is 60% occupied and no bank will look at it until it's 90%.

    Bridge debt exists for exactly these moments. The only thing that matters is whether the lender can actually perform on the date they promised.

    I've closed bridge debt up to $10M on Beacon Hill multifamily and $6M+ refinances in Cambridge — deals where the close date wasn't negotiable.

    • Owners pulling equity out to fund the next acquisition

    Leverage: Up to 80% LTV

    Term: 6–36 months

    Rate: 7%+

    Amortization: Interest only

    Close: As fast as 10 days

    Property types: Residential investment, multifamily, retail, office, industrial, mixed-use, land

    Uses: Purchase, refinance, cash-out, rehab, partner buyout, discounted payoff

    What kills these deals

    No credible exit. Bridge lenders underwrite the takeout, not the bridge. If you can't show what pays them off — a sale, a refi at a DSCR they believe, a lease-up to a real number — leverage drops fast. We build the exit case into the submission.

    Third-party delays. Appraisal, title, environmental, survey. On a 14-day close these get ordered day one or the close slips. I order in parallel, not in sequence.

    A rate quote that isn't a rate lock. Some shops quote to win the deal and re-trade at the finish line. I know which ones. You won't be sent there.
