Frequently Asked Questions
What kind of deals do you do? Real estate only. Construction, bridge, fix and flip, rental and DSCR, multifamily, condo conversion, and land. If it's an investment property or a development project, it's in my lane. If you need an SBA loan or working capital for an operating business, I'm not your guy — and I'll say so on the first call.
What does this cost me? Nothing for the advisory work. I'm compensated by the lender at closing. If the deal doesn't fund, there's no fee.
Will you pull my credit? Not to quote a scenario. Credit gets pulled when you decide to move forward with a specific lender, and never before you say so.
How fast can I close? Bridge and fix-and-flip can close in as little as 10 business days if title is clean and third parties move. Construction runs 30–45 days. DSCR is typically 21–30. Agency multifamily takes 60+ days and anyone telling you otherwise is selling.
What do you need to give me a real answer? Address, purchase price or current basis, rehab or construction budget, exit strategy, and a rough sense of your experience and liquidity. Five minutes of typing.
Do you work with first-time investors? Yes, on the right deal. First-timers pay more and get less leverage — that's the market. But with reserves, a real contractor, and a conservative budget, there are lenders who will fund you.
What credit score do I need? Most programs start around 660–680. Some go lower with more equity. On DSCR and bridge, the property carries more weight than the borrower.
Do I need an LLC? For most investment property lending, yes — and lenders care whether it's set up correctly. Registered agent, operating agreement, EIN, good-standing certificate. I've fixed more entity problems at the eleventh hour than I care to count. Better to get it right in week one.
What if I've already been turned down? That's most of my inbound. A decline from one lender says nothing about whether the deal is fundable — it says the deal went to the wrong shop. Send it over.
Do you only work in Massachusetts? No. New England is where I'm strongest, but I've placed deals in Texas, Oregon, Arizona, Maine, and Florida. Tell me where the property is.
